The regenerative plan for Barú.
The land has been on a trajectory since 1976. The work is to read that trajectory, stay inside the decree, and put structured capital alongside it without bending the place out of shape. Below are the four instruments we use, in order, and the four stages that carry Barú from a letter of intent to the first credit tranche — roughly one thousand and eighty days.

The sequence is the practice. Story of Place precedes Five Capitals. Five Capitals precede Pattern Literacy. Pattern Literacy precedes the Governed Rail. Step out of order and the project starts serving something other than the place.

Story of Place
Before pro-formas, before site plans, Regenesis facilitates a Story of Place process. The Río Barú watershed, the Path of the Tapir corridor, TINTINs Are Made of Chocolate (the Jack Ewing book and the legacy beneath it), the child-as-teacher thesis. The story is what every later decision answers to.

Five Capitals
Natural, Human, Social, Built, Financial. The five capitals are scored at baseline and tracked across the hold. Each decision is read for its capital trade-offs, not its IRR alone. This is the language that lets a fiduciary investor and a regenerative practitioner read the same dashboard.

Pattern Literacy
The patterns the place already exhibits. The 1976 hunting ban, the 1987 first guests, the 1990 reforestation, the 1995 decree. We do not impose a new model on the land; we accelerate the trajectory it has already been on for forty years.

Capital flows through a Reg D 506(c) Delaware Statutory Trust with mission-locked covenants, a paired 501(c)(3) institute, and a CST Elite certification target. The rail is the structure that keeps regenerative intent durable through ownership transitions.
